Here at Island Home Realty Inc. we have a handout for our buyers titled "Top Ten Mistakes the Buyer Makes". This information was culled by nation-wide real estate articles and blogs highlighting self-imposed unintentional road blocks put up by buyers. These oversights and mistakes can cause delays, miscommunication, and extra expenses. Since this is probably the biggest investment of a life-time, we want to educate our buyers to make the buying experience run as smoothly as possible for them.

I'd like to discuss the first two that can make or break the deal.

Mistake #1 is Looking for a home without being pre-approved.  Yes, you may feel that houses in a particular neighborhood and price-point would fill all your wants, but that may not be a reality at this particular time. We always tell our buyers to meet with a mortgage broker to see how much they truly can afford based on their income, expenses, assets, liabilities and credit scores. Then, when they find the house of their dreams the offer can be submitted with a letter from the lender stating that they can truly afford it.  Sellers love this kind of buyer because they can be as certain as possible that they can close on the property because the financing, which is usually the biggest contingency, is practically guaranteed.

Mistake #2 is Not using a qualified experienced agent.  Not all real estate agents are the same. I'm not putting down your cousin Sal who just got their real estate license so they can sell houses in their free moments from their full-time job. Hmm, maybe I am. Don't make buying a home more difficult by choosing the wrong agent. You want an “Accredited Buyer Representative” who has had the training to meet all your needs. You want an agent who works full-time in the business and knows the market and the nuances. An agent that knows the mistakes that could be made and guides you away from those land-mines. Someone competent and experienced.
