If you are a buyer looking for a home under $400,000, it will be tough, but with a good agent, you might get lucky. There are some nice homes under $400,000 but they go fast. Best to be prepared with your lender's approval in hand if you want a chance. Make sure you are working with a knowledgeable agent who works 7 days a week and is ready to go as soon as a new listing comes up. If you have to wait even one day, you might miss out. Talk to your agent about their availability. In this market we are getting agents who work a part-time job to supplement their income. This can put you at a disadvantage. If your agent has another job, ask if they have partnered with another agent so that one will always be available to find you the best home in this competative market.
