Aloha students, curious ones and thrill seekers.  Our last information narrative contained knowledge and basic orientation regarding prices, lending, listings, location choices and property taxes.  Let's go over short sales and foreclosures briefly.  A " short sale " is when the owner owes more money on the property mortgage than the home is worth in today's market.  the buy contract is with the seller, but it is contingent upon the lender approving the sale.  This can take longer than one might like initially,  but is worth the wait.  A " foreclosure " is a bank controlled harsh legal process where the bank seizes the property after non payment.  evict the owner and sells the home as stipulated in the mortgage contract.  The bank is trying to get its money back.  So, let's talk about that contract itself.  The " purchase contract " simply a binding agreement between two or more people with legal capacity to purchase real estate.  Our Hawaii purchase contract is very " pro buyer ".  There are several contingencies where the party can cancel and get their deposit money back from escrow.  The seller can default only on the financing contingencies.  My job is to protect you the  buyer every step of the way and make sure you are satisfied.  And do not forget you don't have to be present here In Hawaii.  Our contract processing accepts electronic signatures.  The only documents that need an original signature would be the deed itself which can be sent Fedex or U.S. mail.  We are a small agency, folks,  all full time agents who will take care of you and get the job done.  If you are a buyer. sign a " buyer's rep" with your agent.  Make that trusting bond between you.  As agents, we have a fiduciary responsibility in service to our client.  Do not ever go to the seller's agent...   They do not represent you !   We believe at Island Home Real Estate in  doing our best for our clients every time.  Whether on the buy or sell side of the transaction,  you are in good hands at...   Island Home Realty.  Many mahalos for attending...  See you on the shores I hope.  Aloha.
